That may happen.... BUT, because of the big 3 it was a big city, with the intrastructure of a big city. That isn't going to go anywhere - sure the city will shrink and change a lot, but it's too big and important to die - plus the geographic location makes it a good option for home workers, start-up companies etc.

New Orleans this isn't. I'm not saying this is New York, but remember that most of the East Village and Lower East Side was squats back in the 70s and 80s - now a 1 bed apartment sells for more than 5x what people were paying for entire buildings 20 years ago.

I think if you buy in the right place in Detroit (as close to downtown as you can afford), you're onto a winner.
